Project Timeline
Due to the complexity of the development, design, and construction process, there are numerous approaches to maximizing a project's quality and financial outcome - each involving potentially varied stages and milestones. The digested overview typically includes a 3-6 month land acquisition & feasibility phase, an 18-month site planning and architectural design documentation phase, and a 2-3 year construction phase. As construction commences in year 3, our scope is reduced to construction administration, freeing human resources required to begin additional developments. Below is an outline of a potential approach.

The Location
Strategic Location Selection:
The location for this project has been meticulously chosen. Bastrop, Texas, a burgeoning small town within the Austin metropolitan area, presents a strategic opportunity. This choice is influenced by its proximity to major industry players such as Tesla, SpaceX, and The Boring Company, making it an ideal location for our target market. Bastrop is becoming increasingly significant due to its proximity to these corporations and the auxiliary businesses that are emerging around them.
Addressing Market Gaps:
Our research indicates that as high-profile companies shift towards smaller towns, there is a noticeable gap in the market for high-end amenities and executive housing, which are in scarce supply. Bastrop offers a unique solution to this challenge. The land to the east of Austin, where Bastrop is located, allows for cost-effective land acquisition. This is crucial in maintaining a high ratio of natural spaces to residential development, a key aspect of our project's appeal.
Utilization of Natural Features:
The Colorado River, a significant natural feature in Bastrop, is integral to our development concept. It provides a unique opportunity to organize the development around a natural amenity, offering recreational activities like rowing and enhancing the aesthetic appeal of the project. Low-rolling hills, subtle grades offering long vistas, and easy going expanses of native vegetation provide a valued alternative to urban and semi-urban sites.
Optimal Population Density:
Bastrop's population density is an ideal blend, offering the tranquility of rural areas while still providing essential suburban amenities. This balance aligns perfectly with our project's ethos and target demographic.
Scalability and Geographic Flexibility:
While "The Fields" is specifically situated in Bastrop, the criteria for site selection are adaptable and not geographically constrained. This flexibility allows for the scaling of our operations to include other rapidly developing urban fringes, both nationally and internationally.
Accessibility:
10-15 minutes to major toll roads (290, 130, 183) and Austin-Bergstrom International Airport, ensuring swift travel within, to, and from Austin.
Commute Efficiency:
Located close to the burgeoning advanced manufacturing corridor along SH-130 on the east side of Austin, commute times are significantly less than commuting from west Austin where the majority of similar residential projects are currently located.
Local Amenities:
Within 10-15 minutes of essential services and the small-town hospitality of Bastrop.
The Design
1 - The Concord Amenity Center
We’re reimagining the concept of home to include the natural and communal spaces surrounding it. By moving infrequently used spaces found in luxury residential homes to a communal area, we minimize the home’s physical footprint while enhancing social, physical, and mental well-being. Our condominium approach ensures these amenities are maintained and accessible, freeing residents from individual upkeep while maintaining the sanctuary of their homes. Equipped with saunas, plunge pools, communal and meditative spaces, and quick access to nature trails right outside your door.
2 - The Hearth
Equal parts landmark, icon, and destination, The Hearth is a communal gathering space and river access point. A monument to hot summer days in the water and cool autumnal nights under the stars. A place to meet around the fire to talk about the facts of the day or dreams of the night. Storage is provided for water based activities such as kayaking, and firewood to get the fire going after a long day paddling down the Colorado River.
3 - Walking Trails
Woven throughout the project, the walking trails provide easy opportunities to get outside, chance encounters with neighbors, and quick access to the amenity center and river. The intentional separation from the vehicle paths provides increased safety, a greater sense of being outdoors, and the freedom to carve a new path.
6 & 9 - Courtyard House
The courtyard house stands as the cornerstone of our residential offerings, embodying an exceptional blend of spatial experience, visual appeal, functionality, and space optimization that we believe best represents our primary values. This model serves as the blueprint from which the other two variants in the development, The Long House and The Porch House, derive their foundational design and architectural principles.

The Long House is our most environmentally conscious residence. Its form factor and orientation minimize solar heat gain, tailored specifically for its geographical latitude. Additionally, there’s an option to enhance the structure with a cylindrical two-story accessory dwelling unit, offering further adaptability and space.
